The following terms &
conditions apply to guests normally resident in the United

Guests resident elsewhere should contact the villa owner for the
terms and conditions that apply.
booking will be held for 7 days to allow time for the
booking form and deposit to be received. If the completed
booking form & deposit are not received within this time the
provisional booking will be cancelled.
The booking will be confirmed upon receipt of a completed and
signed booking form and deposit within the time period stated in
PRICES: Prices shown on the website are guidelines only. The actual
price charged will be that given in the quote for specific dates
and shown on the booking form sent to the client.
CLEANS: The villa price includes one clean prior to the booking and
one clean after the booking. If extra cleans are required the
client should contact the local management company directly.
This will incur an extra charge which will be payable locally.
DEPOSIT: A deposit of £150 PER WEEK is required with each
BALANCE: The balance is to be received 8 weeks prior to check in.
FAILED PAYMENT: If the full amount is not received 8 weeks prior to
arrival or a payment fails to be cleared by the bank then the
booking will be cancelled.
CHANGES TO BOOKINGS:
Wherever possible, changes to the original booking will be
accommodated. There will, however be a charge of £15 per change.
A security reserve of £200 per booking is required. The
security reserve covers any damage, losses, breakages, extra
cleaning etc. The security reserve will be returned (after
satisfactory inspection of the property following departure)
within 14 days. The client agrees to maintain this property in
as good a condition as they found it and agrees to replace or
pay for any loss, breakage or damage to the satisfaction of the
owners or agents. The client will be contacted by the owners
shortly after their arrival to ensure all is well. It is the
client’s responsibility to report anything they are not
happy with to the owners (or management company) immediately, as
the management company will inspect the villa after the client’s
departure and any damage found will be taken from the security
reserve. In the event of any damage that is caused by the
client in excess of £150, the client shall make full
reimbursement of the outstanding amount within 14 days.
CANCELLATION / REFUNDS:
a) All cancellations of a confirmed booking by the client must
be notified in writing.
b) The client may cancel the agreement at any time. However,
the client will be liable to pay the owners the following:
c) Where cancellation is more than 60 days before check in date,
the client shall forfeit the booking deposit only.
d) Where cancellation is between 30 – 60 days before check in
date, the client shall be liable to pay the owners 50% of the
total cost including the deposit.
e) Where cancellation is less than 30 days prior to check in,
the client shall be liable to pay the owners the total cost
including the deposit.
The owners, their management company, its
representatives, or agents do not accept any responsibility or
liability occasioned by strikes, riots, political unrest,
hostilities, war or threat of war, terrorist activity,
industrial disputes, fire, flood, technical problems to
transport, aircraft grounding, closure of airports or ports,
weather conditions or any other event beyond their control.
LIABILITY & SWIMMING POOL:
During the client’s stay, the owners, their management company,
its representatives, or agents do not accept any liability
whatsoever for death, personal injury, accidents, loss or damage
to persons or personal effects however caused. The property has
a swimming pool, and the owners, their management company, its representatives, or agents do not accept responsibility in the
event of injury or death caused as a result of the use of the
pool. The client and all members of their party must comply
with all safety information provided by the owners or the
owner’s management company, its representatives, or agents.
This is not included.
The owners, their management company, its
representatives or agents do not accept any liability for loss
or damage to guests' property. It is strongly recommended that
the client and their party take out Holiday Travel Insurance to
cover loss of their personal effects whilst on holiday.
Only the persons named on the booking form are allowed to stay
at the property. The signatory of the booking form must be a
member of the party occupying the property and must be 21 years
of age or older. The owners, their management company, its
representatives or agents reserve the right to refuse admittance
if this condition is not observed. If at any time it is
necessary to change the accommodation before check in due to
reasons beyond the control of the owners, their management
company, its representatives or agents, the client will be
notified in writing with information of their new accommodation.
No compensation will be paid in the event that the owners, their
management company, its representatives or agents have to change
the accommodation or in the event that the client decides to
cancel their booking because they are not satisfied with the
alternative offered. It should be borne in mind that the
property will be situated on a development that consists of both
residential and vacation homes. Therefore, the owners, their
management company, its representatives and agents cannot be
held responsible for any ongoing construction, alterations to
existing properties, or any noise or nuisance as a result
thereof on or around the housing development.
ARRIVAL / DEPARTURE:
The property is available from 4pm on the day of arrival and
must be vacated by 11am on the day of departure. An early
arrival / late departure may be requested and will be
accommodated where possible. Any unauthorized late departure is
subject to a fee of £50.
SELF CATERING: Please remember that this is a self catering
vacation home. This means that while the home, utilities, its
furnishings, towels, and bedding are provided, the client is
responsible for supplying their own disposable items. Below is
a list of some but not all of the items the client will need to
purchase or bring with them:
Food items, including spices and condiments
Cleaning items, including dish detergent and laundry detergent
Paper items, including toilet paper (we do provide one roll per
bathroom), table napkins and paper towels.
COMPLAINTS: In the event of any complaint during their stay, the
client should contact the management company.
PETS: No pets are allowed.
SMOKING: No smoking is allowed anywhere on the premises except
outside in the lanai/patio area. (Ashtrays are provided for use
in this area).
All external doors and windows must be kept closed to prevent
the air conditioning unit icing up. Failure to do so could
result in damage to the A/C unit and loss of the security
21. The following are subject to charges:
Security alarm – if the alarm is set off and the management
company or Sheriff's Dept are called out, a fee of $65 USD is
Pool Fence - If the pool safety fence is taken down and not
replaced a fee of $65 USD is payable
Toilet – if the management company is called out to unblock a
toilet, a fee of $65 USD is payable
Internal door locks - if the management company is called out to
unlock a door a fee of $65 USD is payable
$300 USD is payable for a lost safe key as these cannot be replaced
for security reasons and the whole safe has to be replaced.
